Internship Description

Bruce Grant'24 interned with Change All Souls Housing Corporation, a nonprofit dedicated to advancing the cause of affordable housing within the Columbia Heights neighborhood of Washington, DC. Bruce assumed a leadership role in the due diligence activities to establish a property development agreement in collaboration with the tenant's association. The organization had already provided the capital for the acquisition deposit of the property, and Bruce spearheaded efforts to renegotiate the purchase price with the seller. Additionally, Bruce provided valuable assistance in conducting financial analyses and engaging in negotiations concerning permanent loans.

This summer, I conducted the due diligence for the acquisiton and revitalization of Meridian Heights Apartments. This housing complex, situated in the Columbia Heights neighborhood of Washington, D.C., consists of 62 units designed for low-income residents. My responsibilies encompassed site assessments, overseeing financial projecons, managing the construction bidding procedures, and maintaining communication with professionals from debt lending institutions.

A nonprofit entity named All Souls Housing Corporation (CASHC) has a longstanding commitment to advancing affordable housing within Washington, D.C.'s Columbia Heights area. With a core objective of cultivating inclusive and strong communities, CASHC assumes the role of a caretaker for maintaining quality, affordable housing, along with providing supportive services. By empowering individuals of modest means within both the Columbia Heights vicinity and other areas, CASHC guides them on a path toward self-sufficiency. The Meridian Heights venture held special significance for CASHC, as its proximity, being just a block and a half away from All Souls Church on 15th Street, aligned closely with the organization's objectives.

Leading the due diligence for this project entailed a substantial amount of financial analysis and the creation of Excel proforma models. The specific demands of the task allowed me to put into practice the insights gained from my Real Estate Finance course. This enabled me to calculate several potential loan amounts that could be pursued for the project. Critical benchmarks such as net operating income, debt service coverage ratios, and loan-to-value ratios were pivotal in determining the suitable loan sizes.

Before entering business school, I was employed at a global commercial real estate services firm. During my tenure there, I acquired valuable insights into the real estate industry. However, I regret that I did not have the opportunity to delve into the intricacies of affordable housing property development. Consequently, I encountered several challenges, primarily stemming from my limited knowledge of the various funding avenues accessible to affordable property developers. To address this shortfall, I dedicated additional time beyond my primary job responsibilities to educate myself about the regulations and eligibility criteria for securing government funding and low-income housing tax credits (LIHTC).

The significance of affordable housing in our society is undeniable. It plays a pivotal role in various aspects, including bolstering economic stability for families, curbing homelessness by providing shelter to those in need, and enhancing educational opportunities, particularly when located in excellent school districts.

My experience in this realm has shed light on the formidable challenges associated with developing and sustaining affordable housing, which at times can be quite frustrating. The task of securing financing for such projects is especially daunting, particularly in the absence of substantial government subsidies and support. Nonetheless, my time working for an organization dedicated to enhancing the quality of life for individuals within communities I deeply care about has been enormously rewarding. I am grateful to have been able to apply my skillset to a meaningful cause, with the hope that it will enable the organization to expand and innovate in future endeavors.
