Rachel Lee ’25 interned with Pennrose, a nationally-acclaimed affordable housing developer whose mission is to improve the lives of working families by creating safe and secure housing communities. Rachel provided financial analysis and underwriting on new construction projects and refined the existing acquisitions pipeline management tool. She also supported RFPs and financial grant applications for new affordable housing construction projects.
During my summer at Pennrose, I analyzed various affordable housing development projects throughout New York to assess their feasibility and community impact. Aligning with Pennrose’s mission to provide affordable housing and support residents in need, my work focused on utilizing data on market demographics and comparable properties to enhance the due diligence and underwriting processes for potential projects. By identifying market trends, I made recommendations on building design to better meet community needs, including unit types and social service requirements. Additionally, my analysis of comparable projects informed recommendations for necessary capital improvements and their potential effects on the building’s operations and financial performance. Utilizing data to support project recommendations not only increased the accuracy of forecasts but also provided the evidence needed to secure government approvals, financial funding, and community support.
In completing various project analyses, I applied many skills and frameworks learned throughout my MBA program. The financial models I developed required advanced forecasting techniques to evaluate the feasibility and profitability of proposed development and acquisition deals. I created and validated financial models to project cash flows, assess risks, and determine project viability. This thorough and accurate analysis enabled Pennrose to make informed investment decisions aligned with the company's mission. I also utilized project management and communication skills to maintain project schedules and coordinate stakeholders through various stages of development. Managing multiple timelines is essential, as development projects often involve complex schedules that must comply with program requirements to secure crucial funding. Effective communication of changes and problem-solving when challenges arise are vital for ensuring the successful completion of new construction and renovation projects.
One of the challenges I encountered during my internship was navigating the complex regulatory requirements and funding mechanisms necessary for developing affordable housing. These regulations and compliance requirements are often intricate and subject to change. To address this, I conducted thorough research on relevant regulations and consulted with experienced team members at Pennrose. Staying updated on regulatory changes and maintaining meticulous records were also crucial for ensuring compliance. Another challenge was ensuring the accuracy and adaptability of the financial models I developed. These models were complex, incorporating various layers of funding such as grants, tax credits, and debt, and needed to accommodate multiple scenarios for risk analysis and strategy development. Leveraging the expertise of team members was paramount in deepening my understanding, maintaining the integrity of the financial models, and ensuring compliance with all applicable regulations.
Interning at Pennrose provided me with valuable insights into the affordable housing industry and the role of a real estate developer, while allowing me to apply and refine skills relevant to my future career. I encountered the unique challenges associated with affordable housing development, including regulatory and funding complexities. I gained a deep understanding of these various regulations and compliance requirements, such as tax credits, zoning laws, and subsidy programs, which are crucial for advancing affordable housing initiatives. I also learned to identify effective strategies for leveraging these programs to address barriers to affordable housing.
Applying theoretical financial concepts from my real estate classes to real-world projects allowed me to bridge the gap between academic learning and practical experience. This hands-on experience reinforced my understanding of key concepts and enhanced my skills in budgeting, financial forecasting, and investment analysis specific to affordable housing projects. Additionally, managing multiple projects and deadlines helped me develop strong time management, resource allocation, and stakeholder coordination abilities.
